Reservation requests will be confirmed in writing upon receipt of an advance deposit equal to 50% of total or first night's lodging, whichever is greater. Balance due on arrival. Cash, checks, Visa, MasterCard, AMEX, and Discover card accepted. A credit card is required with all reservations.


Inn Policies
Check in between 2:00-8:00PM (Any exceptions must be arranged in advance), check out is 11:00AM.   For guest comfort, health, and safety, we are a NON SMOKING establishment. This includes the porch.  Families with well-behaved children over the age of 12 are welcome.  There is a $50.00 for each extra person for the Charleston and Newport rooms.  Pets are not allowed. 


During June and September, we have a two night weekend minimum. July and August we have three night weekend minimum. We will accept one night weekday (Sun-Thurs) stays.  Memorial Day, Labor day, and July 4th weekends require a three night minimum stay.



Cancellation Policy
If you cancel, change, or move your reservation, the following applies: Prior to 10 days from your arrival date, we will refund your deposit minus a 10% cancellation fee. Within 10 days of your arrival date, we will refund your deposit minus the cancellation fee only if we can rebook the room for the same period.  Absolutely no exceptions.


Extended Continental breakfast, afternoon refreshments, beach badges, chairs, towels and umbrellas, and bicycles are all included. Air conditioning, fireplaces in some rooms, and one private on-site parking space for every room.
